Land at Green Crize, Hereford HR2 8AA

Description

A gently sloping block of accommodation land extending to 9.82 acres with existing buildings on site, an independent roadside access and a stream side western boundary.

Situation:
The land is situated adjacent to the southern fringe of the residential development of Hereford city. It is also largely surrounded by land earmarked for future development, subject to application and approval.

Clearly the close proximity to the city would suggest that the land has suitable alternative uses in the future, once again subject to application and approval.

The site has excellent roadside access with good visibility and easy access to the City Centre.

Planning:
No planning enquiries have been undertaken in respect of conversion of the existing buildings or potential development of the site.

Reason for Sale:
The site is being sold by the Executors of the late Miss P. Morris, late of The White House, Green Crize.

Services:
No enquiries have been undertaken in respect of services, although we assume that a mains water supply does exist to the buildings, no records exist.

Overage:
There will be an overage in place for a period of 25 years from the date of acquisition at the rate of 25% in favour of the Beneficiaries of the Estate and their successors. The overage will be triggered by Planning Consent for any form of development and will be based upon the enhanced value created.

Basic Payment Scheme:
There are no Entitlements being sold with the land.

Mode of Sale:
The property will be offered for sale by Online Auction on Tuesday 29th August 2023 at 4pm (unless previously sold). The Vendors reserve the right to accept an offer prior to Auction. * Generally speaking Guide Prices are provided as an indication of each seller's minimum expectation, i.e. 'The Reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.
